s 24 Joint Management Body to open and maintain sinking fund
The Body shall open and maintain a sinking fund into which shall be paid such portion of the contribution to the Building Maintenance Fund as may, from time to time, be determined by the Body for the purposes of meeting its actual or expected liabilities in respect of the following matters:
(a) the painting or repainting of any part of the common property;
(b) the acquisition of any movable property for use in relation to the common property;
(c) the renewal or replacement of any fixture or fitting comprised in any common property; or
(d) any other expenditure as the Committee deems necessary.

Badan Pengurusan Bersama hendaklah membuka dan menyenggarakan kumpulan wang penjelas
Badan hendaklah membuka dan menyenggarakan suatu kumpulan wang penjelas yang ke dalamnya hendaklah dibayar apa-apa bahagian caruman kepada Kumpulan Wang Penyenggaraan Bangunan yang, dari semasa ke semasa, ditentukan oleh Badan bagi maksud memenuhi liabiliti sebenar atau yang dijangkakan berkenaan dengan perkara yang berikut:
(a) pengecatan atau pengecatan semula mana-mana bahagian harta bersama;
(b) pemerolehan apa-apa harta alih bagi kegunaan berhubung dengan harta bersama;
(c) pembaharuan atau penggantian apa-apa lekapan atau pemasangan yang terdapat dalam mana-mana harta bersama; atau
(d) apa-apa perbelanjaan lain sebagaimana yang difikirkan perlu oleh Jawatankuasa.
