s 10 Right of tenant to continue occupation of land on death or incapacity of landlord
(1) In the event of the death, incapacity or otherwise of the landlord during the continuance of a tenancy agreement, the tenant may continue occupation of the land until such time as the ownership of the land has been determined or a legal representative in respect of the ownership has been appointed.
(2) Any rent or its equivalent in terms of cash at the current value due and payable by the tenant shall be deposited by the tenant with the Registrar until the ownership or legal representative as aforesaid has been determined or appointed when the Registrar shall pay such rent or its equivalent to the new landlord.

Hak penyewa untuk terus menduduki tanah apabila tuan tanah mati atau tidak berupaya
(1) Sekiranya tuan tanah mati, menjadi tidak berupaya atau selainnya semasa perjanjian penyewaan itu masih berkuat kuasa, penyewa boleh terus menduduki tanah itu sehingga ketuanpunyaan tanah itu telah ditentukan atau wakil di sisi undang-undang ketuanpunyaan tanah itu telah dilantik.
(2) Apa-apa sewa atau gantinya dalam bentuk wang tunai pada nilai semasa yang genap masa dan kena dibayar oleh penyewa hendaklah disimpan oleh penyewa dengan Pendaftar sehingga ketuanpunyaan atau wakil di sisi undang-undang yang disebut terdahulu telah ditentukan atau dilantik apabila Pendaftar hendaklah membayar sewa atau gantinya itu kepada tuan tanah yang baharu.
