Padi Cultivators (Control of Rent and Security of Tenure) Act 1967 s 11
s 11 Restrictions on amount of rent
(1) The rent reserved under a tenancy agreement shall be set out in the agreement and expressed to be an amount of padi not exceeding the amount set out in the Second Schedule in respect of the class of land to which the land comprised in the tenancy agreement belongs.
(2) Notwithstanding subsection (1), by mutual agreement between the landlord and the tenant after the crop has been harvested, the tenant may commute the rent for a cash payment calculated on the price of padi ruling at the place of harvest at the time when payment is due and on the quantity payable as rent under this section.
(3) The State Authority may, with the concurrence of the Minister, by order amend the Second Schedule and prescribe the maximum rent reserved under a tenancy agreement in respect of padi lands in the State or within any defined area of the State.
(4) The State Authority may by notification in the Gazette—
(a) classify any padi land in the State for the purpose of the Second Schedule; and
(b) declare any part of the State or any padi land to be a double cropping area.
(5) Upon a declaration being made under paragraph (4)(b), a further thirty per centum shall be added to the maximum rent reserved as set out in the Second Schedule or as may be prescribed by the State Authority under subsection (3).
(6) Any landlord or tenant who is dissatisfied with the classification or declaration affecting a padi land under his tenancy agreement may, within thirty days of the classification or declaration, appeal to the State Authority for a review of such classification or declaration.
(7) On review, the State Authority may make such order as may be deemed fit as to the classification of the padi land or the rent reserved in respect of the padi land and such order shall be final.

Sekatan mengenai amaun sewa
(1) Sewa yang dikenakan di bawah sesuatu perjanjian penyewaan hendaklah disebut dalam perjanjian itu dan dinyatakan sebagai amaun padi yang tidak melebihi amaun yang disebut dalam Jadual Kedua berkenaan dengan kelas tanah yang dalamnya tanah yang terkandung dalam perjanjian penyewaan itu tergolong.
(2) Walau apa pun subseksyen (1), dengan persetujuan bersama antara tuan tanah dengan penyewa selepas padi dituai, penyewa bolehlah menggantikan sewa itu dengan pembayaran wang tunai yang dikira mengikut harga padi semasa di tempat menuai pada masa pembayaran kena dibayar dan mengikut kuantiti yang kena dibayar sebagai sewa di bawah seksyen ini.
(3) Pihak Berkuasa Negeri boleh, dengan persetujuan Menteri, melalui perintah meminda Jadual Kedua dan menetapkan sewa maksimum yang dikenakan di bawah perjanjian penyewaan yang berkenaan dengan tanah padi di dalam Negeri itu atau di dalam mana-mana kawasan yang ditentukan di Negeri itu.
(4) Pihak Berkuasa Negeri boleh melalui pemberitahuan dalam Warta—
(a) mengelaskan mana-mana tanah padi di dalam Negeri itu bagi maksud Jadual Kedua; dan
(b) mengisytiharkan mana-mana bahagian Negeri itu atau mana-mana tanah padi sebagai kawasan tanaman dwimusim.
(5) Apabila suatu perisytiharan dibuat di bawah perenggan (4)(b), sebanyak tiga puluh peratus lagi hendaklah ditambahkan kepada sewa maksimum yang dikenakan sebagaimana yang dinyatakan dalam Jadual Kedua atau yang ditetapkan oleh Pihak Berkuasa Negeri di bawah subseksyen (3).
(6) Mana-mana tuan tanah atau penyewa yang tidak berpuas hati dengan pengelasan atau perisytiharan mengenai tanah padi di bawah perjanjian penyewaannya boleh, dalam masa tiga puluh hari dari pengelasan atau perisytiharan itu, merayu kepada Pihak Berkuasa Negeri supaya dikaji semula pengelasan atau perisytiharan itu.
(7) Semasa kajian semula, Pihak Berkuasa Negeri boleh membuat apa-apa perintah yang disifatkan patut tentang pengelasan tanah padi itu atau sewa yang dikenakan bagi tanah padi itu dan perintah itu adalah muktamad.
