s 6 First meeting of Joint Management Body
(1) The agenda for the first meeting of the Body shall include the following matters:
(a) the election of the office bearers of the Committee as provided for in subsection 11(2);
(b) to confirm the taking over by the Body of insurances effected by the developer;
(c) subject to subsection 23(2), to determine the amount to be paid by the purchasers to the Building Maintenance Fund for the maintenance and management of the common property of the building;
(d) the determination of the rate of interest payable by a purchaser in respect of late payment of charges; and
(e) any matter connected with the maintenance and management of the common property of the building.
(2) The quorum at the first meeting of the Body shall be onequarter of the purchasers who have paid maintenance charges in respect of their parcels to the Building Maintenance Account (“members entitled to vote”) of the developer.
(3) If within half an hour after the time appointed for the meeting, a quorum is not present, the members entitled to vote who are present shall constitute a quorum.
(4) All resolutions at the first meeting of the Body shall be decided by a show of hands.
(5) Notwithstanding subsection (4), joint purchasers shall not be entitled to vote except by way of a jointly appointed proxy.
(6) In the event of an equality of votes, the chairman shall have a casting vote.
(7) Where an hour after the time appointed for the meeting, no member entitled to vote turns up or all the members present, for any reason, refuse to be the office bearers of the Committee,
the developer shall, within seven days of the date of the meeting, inform the Commissioner of the fact and the Commissioner may—
(a) appoint a new date for the first meeting of the Body; or
(b) appoint a managing agent under subsection 25(1) to maintain the common property of the building.

Mesyuarat pertama Badan Pengurusan Bersama
(1) Agenda bagi mesyuarat pertama Badan hendaklah termasuk perkara yang berikut:
(a) pemilihan pemegang jawatan Jawatankuasa sebagaimana yang diperuntukkan dalam subseksyen 11(2);
(b) mengesahkan pengambilan alih insurans yang dilaksanakan oleh pemaju oleh Badan;
(c) tertakluk kepada subseksyen 23(2), menentukan amaun yang hendaklah dibayar oleh pembeli kepada Kumpulan Wang Penyenggaraan Bangunan bagi penyenggaraan dan pengurusan harta bersama bangunan;
(d) penentuan kadar bunga yang kena dibayar oleh pembeli berkenaan dengan pembayaran lewat caj; dan
(e) apa-apa perkara yang berkaitan dengan penyenggaraan dan pengurusan harta bersama bangunan.
(2) Kuorum pada mesyuarat pertama Badan hendaklah merupakan satu perempat daripada pembeli yang telah membayar caj penyenggaraan berkenaan dengan petak mereka kepada Akaun Penyenggaraan Bangunan (“anggota yang berhak untuk mengundi”) pemaju.
(3) Jika dalam masa setengah jam selepas masa yang ditetapkan untuk mesyuarat itu, kuorum tidak ada, anggota yang berhak untuk mengundi yang hadir hendaklah membentuk suatu kuorum.
(4) Segala ketetapan pada mesyuarat pertama Badan hendaklah diputuskan dengan mengangkat tangan.
(5) Walau apa pun subseksyen (4), pembeli bersama tidak berhak untuk mengundi kecuali dengan cara proksi yang dilantik secara bersama.
(6) Sekiranya terdapat persamaan undi, pengerusi hendaklah mempunyai undi pemutus.
(7) Jika selepas satu jam selepas masa yang ditetapkan untuk mesyuarat, tiada anggota yang berhak untuk mengundi hadir atau semua anggota yang hadir, kerana apa-apa sebab, enggan menjadi pemegang jawatan Jawatankuasa, pemaju hendaklah, dalam masa tujuh hari dari tarikh mesyuarat itu, memberitahu Pesuruhjaya hakikat itu dan Pesuruhjaya boleh—
(a) menetapkan suatu tarikh baru bagi mesyuarat pertama Badan; atau
(b) m e l a n t i k s e o r a n g e j e n p e n g u r u s a n d i b a w a h subseksyen 25(1) untuk menyenggara harta bersama bangunan.
